The Process
The NZIA Agreement For Architects Services (AAS 2018) outlines a clear, structured journey through which architects deliver professional services in New Zealand — from first conversations to completed buildings. It breaks the architectural process into six key stages (or Scope of Services in Part B of NZIA AAS 2018 - B1 to B8, and B9) , each designed to ensure thoughtful, collaborative, and well-managed project delivery. Here’s how we unveil architecture through the NZIA AAS framework:




Stage 1: Establish the Project

This is where the journey begins. We meet with the client to understand the project’s goals, budget, site conditions, and aspirations. The brief is developed, roles are clarified, and a clear understanding of scope is established.

Stage 2: Concept Design

Ideas begin to take shape. We explore site responses, spatial relationships, and early forms. Sketches, diagrams, and 3D visuals help communicate initial design thinking.

Stage 3: Developed Design
(B3: Preliminary Design; B4: Developed Design)
The concept evolves into a more resolved design. Key materials, structure, building systems, and compliance considerations are integrated. Consultants are engaged and coordinated.

Stage 4: Detailed Design + Documentation

We prepare comprehensive drawings and specifications for building consent and construction. This includes coordination with structural, fire, mechanical, and other specialist consultants.

Stage 5: Procurement

We assist with selecting a builder or contractor through tender or negotiation. Contract documents are prepared, pricing is reviewed, and the project is readied for construction.

We oversee the construction phase, ensuring the design is faithfully executed. Site visits, contract administration, variation management, and quality control are part of this phase, up to practical completion.
